The bed configuration can be changed to a large double on request at least 7 days prior to check-in. A request received later than this will be considered but cannot be guaranteed.

Important: Our properties are protected by SUPERHOG, the digital trust platform that enables Hosts, Operators and Guests to confidently transact in the short-term rentals space. Additionally, a £200 deposit may be pre-authorised through your credit/debit card. There is a £150 Pet Cleaning Fee and an extra £100 Pet Deposit.

House Rules
• Guests needs to be at least 21 years old to check in at the property

• Latest check in is at 22:00

• A damage deposit will be taken on checkin, as detailed in the listing.

• Guests must have a valid working phone number; in the event it is necessary to contact them in connection with their booking. We reserve the right to remove your booking from the Online Travel Agent for non-compliance or violation of the policy.

• Guest must contact the host prior to booking.

• The booking guest must provide full name for all guests staying at the property. Any undeclared guests will be subject to an additional charge of £50 per person per night

• Violation of the occupancy limit detailed in the listing is subject to an additional charge of £50 per person per night.

• Guests are reminded that smoking anywhere on the premises is forbidden and any evidence of such will result in a £250 deduction from their payment card.

• No events, parties or illegal activities are allowed on the premises; Violation will jeopardise your continued stay at the property and may result in IMMEDIATE FORFEITURE OF THE DAMAGE DEPOSIT “and an additional charge up to £5000”, as well as immediate removal from the property without refund.

• Violation of any house rules or arising of matters resulting in the attendance of enforcement agencies (noise control, police, etc.) mean that you shall immediately be considered as trespassing and are grounds for immediate removal from the property without refund.
